
Heritage Crossing
Heritage Crossing is a 180 unit multi-family development with an onsite recreation facility in Prince William County, VA. This site presented LDC with a unique opportunity to showcase LDC’s talents and required detailed project management due to its intricate history.

This particular property was rezoned in the early 1980’s and is subsequently governed by a Generalized Development Plan (GDP) and a number of proffers. Since this rezoning was approved, a number of County and State requirements have changed, which has resulted in additional coordination with local and State agencies on the proposed design. As part of the site plan for this project, LDC performed significant road, utility and stormwater management designs, including a plan to relocate an existing signalized intersection on Route 234.
The site is also unique in that the Flat Branch Floodplain as well as a Resource Protection Area traverse the middle of the subject property. LDC prepared and processed a floodplain study and obtained a Conditional Letter of Map Revision (CLOMR) from the Federal Emergency Management Agency (FEMA) due to the changes in the flood elevations.
Once the site is built, LDC will be required to submit a final Letter of Map Revision (LOMR) based on the final flood elevations.
