Maryland Licensed Professional Land Surveyor (PLS)
The Maryland Licensed Professional Land Surveyor (PLS) is responsible for overseeing and certifying surveying services performed within the State of Maryland. This role provides technical leadership, regulatory compliance oversight, project management, and professional certification of surveys, plats, and related documents. The PLS ensures all work meets Maryland Board requirements, applicable statutes, and company quality standards while supporting operational efficiency and client satisfaction.
Licensure Requirement
- Active Professional Land Surveyor (PLS) license in the State of Maryland in good standing.
- Ability to serve as Surveyor of Record for Maryland projects.
Professional Oversight & Compliance
- Serve as Surveyor of Record for Maryland projects.
- Review, approve, and seal plats, boundary surveys, ALTA/NSPS surveys, subdivision plats, easement plats, and other survey documents.
- Ensure compliance with Maryland statutes, COMAR regulations, county requirements, and Maryland Board of Professional Land Surveyors standards.
- Maintain professional responsibility for survey accuracy, methodology, and documentation.
Project Management
- Manage Maryland survey projects from proposal through final deliverable.
- Define scope of work, budgets, schedules, and staffing needs.
- Monitor project performance, profitability, and billing goals.
- Coordinate with clients, attorneys, title companies, engineers, developers, and public agencies.
- Identify and mitigate risk related to boundary determinations and title matters.
Technical Leadership
- Provide technical guidance on boundary analysis, deed research, title review, and legal descriptions.
- Oversee preparation of subdivision plats, easement exhibits, condominium plats, and record plats.
- Resolve complex boundary issues and provide defensible survey opinions.
- Support construction staking and as-built certifications when required.
- Develop and maintain quality control (QA/QC) procedures for Maryland projects.
Business Development & Client Relations
- Support proposal preparation and fee development.
- Maintain and grow relationships with Maryland-based clients and agencies.
- Represent the company at client meetings and regulatory hearings when necessary.
Required Qualifications
- Active Maryland Professional Land Surveyor (PLS) license.
- Minimum of 5–10 years of progressive surveying experience, including boundary and record plat preparation.
- Strong knowledge of Maryland land records, title research, and boundary law principles.
- Experience with subdivision design, easement preparation, and recordation processes.
- Proficiency in AutoCAD and survey data processing software.
- Strong written and verbal communication skills.
- Demonstrated leadership and project management ability.
Project Manager, Land Development

Responsibilities:
- Manage the design and delivery of site development projects from concept to construction.
- Oversee grading, drainage, stormwater, utilities, and site layout design using AutoCAD and Civil 3D.

- Lead project schedules, billing, and financial performance.
- Perform QA/QC reviews and ensure all deliverables meet client and regulatory standards.

Project Manager, Landscape Architecture

As a Landscape Architect, you will manage projects from concept through completion, ensuring they are delivered on time, on budget, and of the highest quality. You’ll lead coordination with clients, consultants, and internal teams while helping shape communities across Northern Virginia.
Key Responsibilities:
- Manage the full project lifecycle for landscape architecture and site development projects from kickoff to closeout.
- Oversee technical tasks such as developing renderings, preparing conceptual plans, planting plans, hardscape layout, lighting, and construction detailing.
- Develop site design concepts and detailed plans for outdoor amenity spaces, including plazas, courtyards, and streetscapes.
- Oversee the preparation of construction details and technical specifications that align with project standards and local codes.
- Prepare illustrative renderings, 3D visualizations, and presentation graphics to communicate design intent.
- Serve as the primary client point of contact, maintaining strong relationships and guiding communication between internal teams, consultants, and stakeholders.

Qualifications:
- Bachelor’s or Master’s degree in Landscape Architecture, Urban Planning, or a related field.
- 5+ years of progressive experience with demonstrated project management responsibilities.
- 5+ years of experience working within Northern Virginia jurisdictions (Fairfax, Arlington, Prince William, Loudoun).
- Proficiency in AutoCAD, Adobe Creative Suite, and other design tools.
- Experience with 3D modeling platforms such as SketchUp, Enscape, and similar software.
- Knowledge of entitlement processes, local codes, and permitting requirements.
- Proven ability to manage project schedules, budgets, and client relationships.
- Strong leadership, organizational, and communication skills.

Project Engineer, Land Development

Responsibilities
- Support and lead the development of site designs using AutoCAD Civil 3D.
- Prepare design and technical documents throughout all project phases.
- Assist with water, sanitary sewer, subdivision, erosion and sediment control, and storm drainage design.
- Produce construction drawings for site layout, grading, geometry, utilities, and stormwater management.
- Prepare planning studies, preliminary and final design plans, and project permitting documents.
- Research codes, entitlement processes, and permitting requirements to ensure compliance.
- Perform QA/QC reviews of your work before submission to senior staff.
- Keep accurate notes from calls, meetings, and site visits.
- Work with project managers to track schedules, deliverables, and client expectations.

Landscape Architect/Planner I, II or III
The Landscape Architect/Planner I, II or III will utilize their licensure status, technical acumen, and creativity to oversee the technical production of projects and produce innovative solutions to the client’s design challenges.
In general, the scope and focus of this role will consist of the following competencies:

TECHNICAL EFFECTIVENESS
- Boasts 3-10 years of work experience within the Northern Virginia region; specific experience within Fairfax, Loudoun, Prince William, Arlington, Stafford, and Culpeper Counties is preferred. Experience within other adjoining localities, not specifically named, in the region is a plus.
- Comprehensive knowledge of place-making in both urban and suburban settings.
- Experience with and ability to complete feasibility studies, yield studies, zoning analyses, due diligence checklists, and identify potential site constraints and remedies.
- Candidate shall possess experience in preparing design guidelines, master zoning plans, generalized development plans, and conceptual and/or final development plans.
- Candidate shall possess working knowledge of the entitlement process within one or more of the jurisdictions listed above. The entitlement process may include applications for rezonings, special use permits, special exceptions, special permits, etc.
- Assist in the preparation of design and construction drawings for both landscape and general site designs including layout, grading, and hardscape.
- Collaborate with team members to guide and shape the design and delivery of projects of various scales and types.
- Assist and provide ideas for enhancement in the development of conceptual designs using a variety of hand-drawn and digital techniques.
- Progressively build and share expertise in design platforms such as AutoCAD, Civil 3D, Revit, SketchUp, and Adobe Suite.
- Prepare digital graphics and renderings with Adobe Creative Suite and presentation software.
- Provide graphic design, technical production, urban and landscape design, and site planning expertise for a variety of projects including but not limited to mixed-use residential development, streetscapes, parks, and other community facility design.
- Research zoning codes, entitlement processes, and permit requirements to ensure compliance.
- Remain current with Local, State, and Federal design standards and regulations to ensure compliance.
- Maintain excellent knowledge of planting design and plant material suitable for the project region.
- Perform QA/QC of own work and team members before final submission to the client.
- Demonstrate expertise in the design of creative exterior amenity spaces.
- Design and build models in AutoCAD and SketchUp.
- Learn from previous design efforts to build skillsets.
PROJECT MANAGEMENT
- Assist the Project Manager with the preparation of proposals and Scope of Work (SOWs) sent to clients.
- Assist the Project Manager with billing and accounting functions.
- Assist the Project Manager with managing team effort and coordinating with other Project Managers in all phases of projects.
- Collaborate with the Project Manager to develop, track, and maintain the project schedule to ensure internal deliverables, client expectations, and quality standards are met.
- Ensure effective communication and coordination on assigned projects between other project participants, including architects, engineers, developers, contractors, and clients.
- Monitor and maintain project schedule, assist with managing contract budget and billing, and write change orders as necessary to address changes to scope.
